City gate was launched in June 2014. As the name suggests City Gate is the gate to the city. Located in district 7, at the corner of Beach Road and Jalan Sultan. The location is traditionally known as commercial area comprises of shop houses and old commercial buildings. City Gate developers mum about pricing

WORLD Class Land, a unit of listed Aspial Corporation, and Fragrance Group will today open the doors to their City Gate project's showflat at its Keypoint site on Beach Road.
The 30-storey, 99-year leasehold project will include 311 apartments and 188 retail units. The apartment range from one to three-bedroom suites and dual-key units, and one to four-bedroom penthouses.
One and two-bedders range from 431 sq ft to 570 sq ft. The two and three-bedroom dual-key units are sized between 678 sq ft and 915 sq ft, while the penthouses are between 484 sq ft and 1,819 sq ft. The developers declined to provide any price indication.
Market talk is that indicative pricing for 18th floor units are: $948,000 or $2,100-plus per square foot for a one-bedroom unit, $1.178 million or $2,000-plus psf for a two-bedder, $1.388 million or $1,900-plus psf for a two-bedroom dual-key unit and $1.75 million or $1,900-plus psf for a three-bedroom dual-key unit."
The retail units will include space for a foodcourt (4,693 sq ft) and supermarket (3,735 sq ft) in addition to food and beverage outlets (ranging from 452 sq ft to around 1,000-plus sq ft) and shops (280-721 sq ft). The retail units are likely to be priced around $4,000-5,000 psf, say market watchers.
World Class and Fragrance will build the mixed-development on the site of Keypoint, which they bought for $360 million in 2012 from Frasers Commercial Trust. At the time, the site's balance lease term was about 63 years. In April this year, it was topped up to a fresh 99-year term.
City Gate retail podium will span from basement 1 to level 2. There will also be a three-storey podium car park and a 25-storey residential tower with sky terrace on the sixth and 24th storeys. Facilities will include swimming pools, sky gym, dining and grill areas.
The second-storey will have a sheltered link bridge to Nicoll Highway MRT Station.
Century 21 CEO Ku Swee Yong said that the apartment pricing of about $1,900-2,100 psf based on 18th floor units looks reasonable, with the lumspum quantum pricing also affordable to investors.
Last November, Duo Residences- next to the Bugis Downtown Line and East West Line MRT stations - sold like hot cakes, achieving an average price of about $2,000 psf.
"While City Gate's pricing will fly with investors, they may find it challenging to secure tenants as units are on the small side. To lease well, apartments should be at least 450 sq ft for one-bedders and at least 750 sq ft for two-bedders. Furthermore the project has dual-key units, which will further compromise on the liveable area due to foyer space and duplication of bathroom and kitchen/pantry facilities," said Mr Ku.

A NEW mixed development in Beach Road pulled in solid sales over the weekend, after its developers launched it at lower-than-expected prices and enlisted as many as six real estate agencies to market it.
City Gate, a 99-year leasehold project, will be built on the site of Keypoint building and is jointly developed by World Class Land and Fragrance Group.
It had sold around 53 per cent of the 150 units released for sale by 4.30pm yesterday, the developers said.
This works out to about 80 out of the project's 311 private apartments in total.
The project's developers said that the median price of units sold was above $1,800 per square foot.
This is lower than the $1,900 to $2,000 psf that the homes had earlier been expected to sell at, going by previously released marketing materials.
Units at the project range from 431 sq ft one-bedders to 1,819 sq ft four-bedroom penthouses. It also has two- and three-bedroom dual-key units.
Dual-key homes have two separate entrances for privacy and appeal to investors who want to rent out part of their home.
The 30-storey project will have a three-storey shopping and dining podium with over 155,000 sq ft of gross floor area.
It will be connected by a sheltered bridge to the Nicoll Highway MRT station along the Circle Line.
Buyers who spoke to The Straits Times on Saturday afternoon said that the project appealed because of its convenient location and amenities.
Mr Heng Check Kwang, a hawker, said the easy access to shopping and direct link to an MRT station sealed the deal.
The 54-year-old, who lives in a HDB flat, bought a 689 sq ft two-bedder dual-key home for around $1,620 psf, which he said he may rent out.
A 63-year-old retiree who gave his name only as Mr Xu said that he also liked the project's convenience.
The condo dweller said he bought a two-bedroom dual-key unit of 678 sq ft for $1,798 psf, as an investment for his children.
The project was marketed by six agencies: ERA, PropNex, Knight Frank, Savills, Teakhwa Real Estate and SLP International.
